In October of 1996, the very well known French artist Fred Forest did create an event with the auction sale of a numerical work of art under the supervision of Maitre Jean-Claude Binoche at the Hôtel Drouot in Paris.
The Art work was sold for 58. 000. 00 FF. to Bruno Chabannes, President of Global Online and Antoine Baussant, President of the Online Publishers Group. The two buyers immediately created the ''Nart Gallery'' and started selling Art on Internet, like work by Man Ray and other contemporary artists.
TERRITORY
The artist's project, revolving around the idea of the ''Square-Meter Territory'', was created over a period of 30 years. It combines several rooms that cover a total surface of 550m2 ( 1.804 square-feet ) and spread over two levels. Several artistic objects are displayed in the different rooms : The Council Room, the Symbolic Purification Room, the Electronic Ablutions Room, the Territorial Archeology Room...etc.
An Internet visit is possible to discover the place and its surroundings.

Fred Forest, never out of ideas, strikes again in 1998 with a totally new idea. This time, he sells a ''work of art'' on internet that belongs to Contemporary Art, made of....a building and a park !
It is a beautiful 18th Century renovated hunting lodge that used to be part of the Anserville Castle Property, located in the French ''département'' of Oise, at 50 km North-West of Paris.
Since about 30 years, the artist has renovated this property and created, year after year, under the name ''The Square-Meter Territory'' and ''Independent State'' . this ''Independent State'' is a type of ''dream-land'' located in the heart of France.
In this very same place, the author Colette wrote some of her books, not far from Auvers -sur - Oise, motherland of Vincent van Gogh.
With a reserved price of U.S. $ 600, 000. 00 (3, 500, 000. 00 FF. or 528,000.00 Euros), the property will be sold through a ''chase-race''. The winner will be the one offering he best price within a period of 6O days.
The sale will be organized under legal and the sale will be legally validated before Notary ( Notary fees plus Real Estate sale taxes should be added to the sale price, for an approximate amount of 10 % of the sale price).

PARTICIPATION CONDITIONS
What are the conditions to participate in the chase-race to buy this work of art ?
An auction sale will be organized, for a period of 60 days firm. After this period, the winner will be revealed and will become, as being the one with the best offer, the official new owner of the ''Territory''.
RULES OF THE GAME. HOW TO PARTICIPATE IN THE CHASE-RACE.
LEGAL CONDITIONS OF ACQUISITION.
You decide yourself of the amount of your proposal, amount that will be put in competition with the offers of other participants.
The start-up offer should be higher of at least one dollar from the reserved price of U.S. $ 600, 000. 00 (3, 500, 000. 00 FF. or 528, 000. 00 Euros).
During the chase-race, you are still free to decide of the amount of your proposal; based onthe last bid.
The final price of the property and the ''Work of Art'' (which are not soldseparately, since they are one) will be the one made by the last buyer still in the race at midnight on the last day.
This offer is therefore valid only during 60 days and is not renewable.
The dates for the chase-race are :

A security deposit of 2, 000. 00 FF whit a certify cheque ( 4OO $ US ) will need to be paid by all candidates to secure the purchase. The deposit will be refunded within 15 days after the end of the chase-race.
The deposit is not refundable if the buyer-to-be, after winning the race, decides for any reason at all, not to buy .
In this last case, the winner will be the next person in line with the best offer, and so on, in case of successive withdrawals.
The ''Territory'' will therefore be sold to the person making the best offer. During the 60 days period of the competition, and this until the last day, all candidates buyers who will have paid the deposit will be able to access information about the current last price offered through the Offices of Maitre Delattre le Marec
(''Huissiers de Justice'', or process-servers)They will be able to outbid on the last offer by sending an e-mail or a fax, confirmed by registered mail.
After the 60 days, a 15 days period will be granted in order for the registered letters to arrive at the Offices of Maitre Delattre Le Marec, who will validate the last offers.
The registered letters will need to be Postmarked before the last day of the 60 days period at Midnight.
After this 15 days period of time, the property will be definitely sold tothe person making the best offer with a immediatly contrat ( &laqno; promesse de vente » ou &laqno; compromis de vente » in freench language )
Maitre Laurence Voss, Notary in Chambly, was chosen to proceed with the officialsignature of the sale between the parties.
Maitre Jean-Claude Binoche, internationally known in the field of Modern Art and Contemporary Art, was chosen to be the auctioneer.
Within a 2 months period after the signature of the sale contract, the artist Fred Forest will hand the ''Territory'' keys, that is to say his work of art, to the happy owner. A transfer of property ceremony will be organized.
The owner can be either a private person or a company.
The purchaser commits himself or herself to maintain the work of art wholly and as originally composed without breaking it up and in perfect condition.
No change in the originally alloted placement of objects will be allowed without the agreement of the artist or eligible party. In case of absolute necessity only, the purchaser or persons entitled to, are allowed to allot the place to another use, without necessary artist's agreement. They should then return all artistc objects listed on the artist's inventory. In this particular instance the 48 original pieces belonging to the work of art as such, will neither be sold as a whole or separately nor moved around without explicit agreement of the artist himself or eligible party.
On the other hand, it is admitted that the sale of the buildings themselves does not entitle the artist or eligible party to any retrocession. The purchaser can also at any time resell le Territoire to any other buyer who will in turn accept to maintain the work of art wholly and in the same condition as previously agreed between the first purchaser himself and the artist or eligible party.
All candidates will receive, in response to their request to participate in the race, and after payment of the 2, 000. 00 FF. refundable deposit, a registered mail information package explaining the conditions of participation.
Besides, all participants will be able to request more information about the sale from the Offices of Maitre De Lattre Marec.
The buyer who will be the final winner of the competition will have as soon as the keys are handed to him, the possibility of residing himself in the living quarters of the ''Territory'', or have anyone of his choice reside in them, free of any constraint.
In order to develop his work of art, Fred Forest can freely, on his own, use the work of artknown as ''Territory of Territories or Web Territory'' that he has installed on Internet for the ''Imagina 96'' with Pierre Nouvion Gallery of Monaco, exhibit under the site :

The proceeds of the sale of the ''Territory'' will be used to develop a new project of the artist Fred Forest that will be located in Sophia Antipolis, a High Technology Park in the South of France. This project is the creation of a multimedia research laboratory.
